AUGUST 2024

In summer 2024, the HOA hosted an open discussion about Crime, Safety and Security in the area

CONCERNS RAISED
expense to repair vandalism & of damages, examples provided, cost to perform repairs detracts from operation of clubhouse, amenities, Rink, Spray park
HOA expenses may be addressed by fee increases
  • high risk times 2-5PM daily, 9-11PM, traffic on site = low/no damage, high correlation between delinquent accounts & likelihood of on site damage, Tenant-occupied Properties correlated to risk
  • ugliness and obscenity of graffitti, pornographic images
  • trespassers at site, unsightly residential premises, overgrown weeds and lawns, lack of adult presence/activities at HOA site
  • problems similar to condos with security/ crime issues in garage, common or parking areas, camera usage may not deter crime, Police not interested in video footage, surveillance may create a “big brother” and privacy issues,
  • social issues: parenting skills, lack of affordability, financial pressures on homeowners might be linked to some of the undesirable behaviour,
  • ETS bus stop location and behaviours may contribute to traffic, crime, vagrancy & homelessness in area
  • Re-zoning application to build multi-family housing/ condos may contribute to undesirable traffic, crime
IDEAS PROPOSED
  • Trail Cameras, video surveillance, audible alarms at gates, doors; site lighting changes, site motion detectors,
  • volunteer patrol, visibility for patrol, no arrest powers
  •  $0 cost changes; monetization of damages to responsible offenders
  • replace fob access with Scan Card system; admission by two factor authentication (fob + card, Fob+ code); rink gate reader or lock, higher fence
  • independent Community League to increase traffic and usage; Neighbourhood Watch program or EPS liason; Use of City 311 App to report damage, vandalism, infractions; EPS Agent Program on site
